Sectors
Every sector brings its own constraints. These pages set out what each one demands and how we are set up to work within it.
Where we work
7 sectors we are set up to work in
Residential through to public sector, on one contractor and one standard of delivery. Each page sets out what that sector demands on site.
- Private clients & landlords Residential Extensions, renovations and refurbishment for homeowners, landlords and property investors across Leeds and West Yorkshire.
- Owners & occupiers Commercial Fit-out, refurbishment, new build and maintenance for commercial property owners, occupiers and managing agents across Leeds and West Yorkshire.
- Frameworks & direct award Public sector & local authority Framework and direct-award construction work for local authorities, housing providers and public bodies across Yorkshire.
- Occupied-site working Education Construction and refurbishment for schools and colleges across Yorkshire, programmed around term dates with safeguarding and site segregation as standard.
- Infection control & access Healthcare Refurbishment and fit-out for primary care and clinical premises across Yorkshire, with infection control, dust containment and out-of-hours working.
- Warehousing & production Industrial Structural repair, flooring, doors, cladding and external works to industrial units and warehouses across Yorkshire, phased around live operations.
- Out-of-hours programmes Retail & hospitality Shop, bar and restaurant fit-out and refurbishment across Yorkshire, worked overnight and out-of-hours to keep trading days intact.
The difference
What actually changes between sectors
The building work is largely the same. What changes is everything around it, and that is where jobs go wrong.
- Occupancy
Who is in the building
An empty unit and an occupied school are different jobs. Segregation, dust and noise control, out-of-hours working and safeguarding all follow from that, and they get priced in rather than discovered.
- Access
When we are allowed on site
Hospitality works around trading, healthcare around clinics, industrial around production. The programme is built to the access, not the other way round.
- Records
What has to be documented
A private client wants a written scope and a programme. A public sector client wants that plus RAMS, pre-qualification documents, permits and an audit trail at handover.
- Route
How the work is awarded
Direct instruction, competitive tender, framework call-off, or a subcontract package to a main contractor. The route decides who we report to and how often.
