Social housing and planned maintenance

Planned programmes and occupied-property works for housing associations and local authorities across Leeds and West Yorkshire, with a resident-first approach.

Planned maintenance in social housing is measured as much on how residents are treated as on the work itself. Somebody's home is the site, they did not choose the programme, and they are often in during the day.

We deliver planned programmes and occupied-property works for housing associations and local authorities across Leeds and West Yorkshire — kitchens and bathrooms, roofing, external works, void turnarounds and compliance-driven programmes.

How it runs

Stage by stage

Every job follows the same sequence, so you always know what has happened and what comes next.

  1. Programme planning

Property lists, access strategy, resident liaison arrangements and a rolling programme you can report against.

  2. Resident consultation

Notification, appointment booking and choices where the contract offers them, in the format your residents actually use.

  3. Pre-works survey

Property-by-property survey to catch variations before the programme rather than during it, including vulnerable resident flags.

  4. Delivery

Works carried out to the specification, with DBS-checked operatives, dust control, daily clean-down and the property left habitable every night.

  5. Post-inspection and reporting

Sign-off per property, satisfaction capture, and reporting in the format your contract requires.

Scope

What is included, and what is not

Stated up front rather than discovered later. Your written quotation says the same thing, itemised for your job.

Included as standard

  • Programme planning and property scheduling
  • Resident liaison, appointment booking and notification
  • Pre-works surveys with variations identified before mobilisation
  • DBS-checked operatives on occupied properties
  • Dust control, daily clean-down and habitable handover each night
  • Post-works inspection and per-property sign-off
  • KPI and satisfaction reporting

Not included unless specified

  • Asbestos removal, carried out under a separate licensed contract
  • Decant arrangements and temporary accommodation
  • Resident's own contents removal, storage and reinstatement
  • Stock condition surveys, unless separately commissioned

Timescales

Individual property works are usually specified in days rather than weeks — a kitchen replacement is typically 5 to 8 working days and a bathroom 4 to 6, in an occupied property. Programme duration then follows from the property count and how many teams the access strategy supports.

No prices appear on this site. Construction quotations depend on the property, the ground and the specification, and a figure published without seeing any of those is a guess. What we will do is come out, look at it, and put a written quotation in front of you.

What drives the cost

  • Property count and geographic spread, which drives travel and team structure
  • Access rates achieved, which is where most planned programmes lose money
  • The specification, and how much choice residents are offered
  • Asbestos prevalence in the stock
  • Reporting and KPI requirements in the contract
  • Out-of-hours and weekend working, where access demands it

Common questions

Questions we get asked

Are your operatives DBS checked?

Any operative working in an occupied property is, and we will provide the evidence with our pre-qualification documents rather than asserting it. It is a normal condition of social housing work and we treat it as one.

How do you handle vulnerable residents?

The pre-works survey flags them, and the programme accommodates them — longer appointment windows, a named contact, and where required a different working method. Tell us how your organisation classifies vulnerability and we will report against your definitions, not ours.

Can you report in our format?

Yes. Tell us the KPIs, the frequency and the system at tender stage. Reporting is much cheaper to build in at the start than to retrofit onto a live programme.
