Landlord and rental property refurbishment

Rental property refurbishment across Leeds and West Yorkshire, programmed around void periods, finished to a lettable standard with certificates in hand.

A rental refurbishment is a different job to a home refurbishment, and pretending otherwise costs landlords money. The finish has to be durable rather than personal, the certificates have to be in hand, and every extra week is a week of lost rent.

We refurbish rental properties across Leeds and West Yorkshire on programmes built around void periods, whether that is a single flat between tenancies or a portfolio turned around in sequence.

How it runs

Stage by stage

Every job follows the same sequence, so you always know what has happened and what comes next.

  1. Void inspection

A walk round with you or your agent, listing what is wear and tear, what is damage, and what is a compliance issue that has to be fixed.

  2. Written scope and programme

Priced by item so you can decide what is in and what waits, with a target date for handing keys back.

  3. Compliance first

Electrical safety, gas, alarms and any fire requirements dealt with first, so the certificates are not the thing holding up a let.

  4. Refurbishment

Repairs, redecoration, flooring, kitchen and bathroom work as scoped, specified for durability rather than fashion.

  5. Handover

Certificates, a clean property, and photographs for the inventory.

Scope

What is included, and what is not

Stated up front rather than discovered later. Your written quotation says the same thing, itemised for your job.

Included as standard

  • Full void inspection and itemised scope
  • Electrical safety inspection and remedial work, with certification
  • Smoke and carbon monoxide alarm provision to current regulations
  • Repairs, plastering and redecoration
  • Flooring, kitchen and bathroom work as scoped
  • Clearance and disposal of anything left behind
  • Photographs at handover for your inventory

Not included unless specified

  • Gas safety certification, which is carried out by a Gas Safe registered engineer — held directly or via a subcontractor depending on the job
  • EPC assessment, arranged separately
  • Furniture and white goods, unless specified
  • Deposit dispute reporting, though our photographs support it

Timescales

A between-tenancies turnaround is typically 1 to 2 weeks, and a full refurbishment of a tired property 4 to 8 weeks. Where a property is part of a portfolio we will sequence the work so voids do not overlap. If a date matters because a tenancy starts, tell us at quotation stage and it goes in the programme.

No prices appear on this site. Construction quotations depend on the property, the ground and the specification, and a figure published without seeing any of those is a guess. What we will do is come out, look at it, and put a written quotation in front of you.

What drives the cost

  • The condition at the end of the tenancy, and how much is damage rather than wear
  • Whether compliance work is needed, which is not optional and is priced first
  • The specification — durable rental finishes cost differently to owner-occupier finishes
  • Whether the kitchen and bathroom are being replaced or refreshed
  • How tight the void window is, since compressed programmes cost more
  • Access and parking, which matters on flats and terraces

Common questions

Questions we get asked

Can you work to a fixed handover date?

Yes, and it is usually the point. Tell us the date the next tenancy starts and it becomes the driver for the programme. If the scope will not fit the window, we will tell you before you commit rather than halfway through.

Do you deal with the agent directly?

If you want us to. Plenty of landlords are not local to the property, so we will take the inspection with the agent, report to you in writing with photographs, and deal with day-to-day access through them.

Can you price the work in priority order?

Yes. We price the compliance items separately from the lettability items and the improvement items, so you can decide what gets done in this void and what waits for the next. That is a more useful document than one number at the bottom of a page.
