Industrial and warehouse works

Structural repairs, flooring, doors, cladding and external works to industrial units and warehouses across Leeds and West Yorkshire, around live operations.

Industrial work is nearly always programmed around production. The building is earning while you are working in it, and a shutdown costs the client far more per day than the construction does.

We carry out structural repairs, flooring, doors, cladding, partitioning and external works to industrial units, workshops and warehouses across Leeds and West Yorkshire, phased around live operations wherever it can be.

How it runs

Stage by stage

Every job follows the same sequence, so you always know what has happened and what comes next.

  1. Survey and operational constraints

What is running, when it stops, where plant and vehicles move, and which areas can be isolated.

  2. Programme and RAMS

Phased around production, with method statements covering working alongside operational plant and vehicle movements.

  3. Segregation and access

Physical segregation of the work area, traffic management, and dust and noise control.

  4. Works

Structural repair, flooring, doors, cladding, partitioning or external works as scoped.

  5. Reinstatement and handover

Area cleaned, returned to operational use, and certification supplied.

Scope

What is included, and what is not

Stated up front rather than discovered later. Your written quotation says the same thing, itemised for your job.

Included as standard

  • Site segregation, traffic management and access control
  • Structural repairs to frames, roofs and cladding
  • Industrial flooring, resurfacing and line marking
  • Loading doors, roller shutters and dock equipment installation
  • Partitioning, mezzanine and office pods within the unit
  • External hard standings, yards and drainage
  • Reinstatement and certification

Not included unless specified

  • Process plant and machinery, including its disconnection and reconnection
  • Fire system design, unless a specialist is appointed within the scope
  • Asbestos removal, under separate licensed contract
  • Racking installation and inspection

Timescales

Depends almost entirely on shutdown windows. Work that would take three continuous weeks can take three months if it is being done in weekend windows — that is not inefficiency, it is the constraint. We will price both and show you what the continuous option would save.

No prices appear on this site. Construction quotations depend on the property, the ground and the specification, and a figure published without seeing any of those is a guess. What we will do is come out, look at it, and put a written quotation in front of you.

What drives the cost

  • Whether the unit is live, and the shutdown windows available
  • Working at height and the access equipment it requires
  • Floor loadings and the specification of any resurfacing
  • Roof and cladding condition, and whether asbestos cement is present
  • Traffic management around operational vehicle movements
  • Out-of-hours, weekend and shutdown-period working

Common questions

Questions we get asked

Can you work while we are still operating?

Usually, yes — with physical segregation, traffic management and a method statement that accounts for your vehicle movements. Some work genuinely needs the area shut down, and we will tell you which parts do rather than working around it badly.

Our roof has asbestos cement sheets. Can you work on it?

Asbestos cement sheeting is non-licensed work in some circumstances and licensed in others, depending on the material and the task. We will not touch it without a survey and the correct classification, and where licensed removal is needed it is carried out by a licensed contractor before we start.

Can you work weekends and shutdown periods?

Yes, and for live units it is often the sensible answer. It costs more per hour and we will show you the comparison so the decision is yours rather than assumed.
