Commercial fit-out and refurbishment
Office, retail and hospitality fit-out and refurbishment across Leeds and West Yorkshire, including phased and out-of-hours working in occupied buildings.
Most commercial refurbishment happens in a building somebody is still trying to use. The constraint is rarely the work — it is the noise windows, the service isolations, the fire strategy while the alarm is compromised, and getting the space back on the date it was promised.
We deliver office, retail and hospitality fit-out and refurbishment across Leeds and West Yorkshire, including phased and out-of-hours programmes where the building has to stay open.
How it runs
Stage by stage
Every job follows the same sequence, so you always know what has happened and what comes next.
Scope and site constraints
Access, working hours, noise restrictions, the landlord's requirements, and what has to stay live while we work.
Programme and RAMS
A phased programme with the constraints built in, plus risk assessments and method statements issued before mobilisation.
Strip out
Existing partitions, ceilings, floor coverings and services removed, with segregated waste and recycling documentation.
Services and structure
Mechanical and electrical alterations, partitions, ceilings and any structural work, co-ordinated so trades are not fighting for the same space.
Finishes
Flooring, decoration, joinery, glazing and furniture installation.
Handover
Commissioning, certification, an O&M file and a snagging list closed out before the space goes back into use.
Scope
What is included, and what is not
Stated up front rather than discovered later. Your written quotation says the same thing, itemised for your job.
Included as standard
- Strip out with segregated waste and recycling documentation
- Partitioning, suspended ceilings and raised floors
- Mechanical and electrical alterations with commissioning and certification
- Fire detection, emergency lighting and compartmentation as designed
- Data and power containment
- Flooring, decoration, joinery and glazing
- O&M documentation and as-built information at handover
Not included unless specified
- Design and specification, unless we are appointed on a design-and-build basis
- Landlord's licence to alter, which we can support but which is granted by them
- IT and AV commissioning, unless specified
- Loose furniture, unless it is in the scope
Timescales
A single-floor office refurbishment is typically 6 to 12 weeks and a retail unit fit-out 4 to 8 weeks. Occupied and out-of-hours programmes run longer in calendar terms because the available working hours are shorter — we will show you both figures rather than quoting the one that sounds better.
No prices appear on this site. Construction quotations depend on the property, the ground and the specification, and a figure published without seeing any of those is a guess. What we will do is come out, look at it, and put a written quotation in front of you.
What drives the cost
- Whether the building is occupied, and the working hours available
- The extent of mechanical and electrical alteration, which is usually the largest package
- Fire strategy changes and the compartmentation they require
- Asbestos, which on pre-2000 buildings has to be surveyed before strip out
- Access — floor level, lift availability and out-of-hours restrictions
- The specification of finishes and any bespoke joinery
Common questions
Questions we get asked
Can you work outside business hours?
Yes, and for occupied buildings it is often the only way. Out-of-hours working costs more per hour and takes longer in calendar weeks, so we will price both options and let you decide which trade-off suits the building.
How do you handle asbestos?
On any building constructed before 2000 a refurbishment and demolition survey is required before strip out. If asbestos is found, it is removed under a separate licensed contract before our work starts. We will not price strip out on a pre-2000 building without seeing the survey.
What documentation do we get at handover?
Commissioning certificates, electrical certification, an O&M manual, as-built information and any warranties. If you have a specific format your facilities team needs it in, tell us before we start rather than after.
