Kitchen and bathroom fitting in Leeds and West Yorkshire
Full kitchen and bathroom replacement across Leeds and West Yorkshire, including plumbing, electrics, tiling and making good. Certified work, one contract.
A kitchen or bathroom replacement is mostly the work you cannot see. Moving a waste, re-routing a circuit, levelling a floor and getting the substrate right is what decides whether it still looks right in five years.
We take on full replacement across Leeds and West Yorkshire — strip out, plumbing, electrics, plastering, tiling and making good — and we hand over the certificates at the end.
How it runs
Stage by stage
Every job follows the same sequence, so you always know what has happened and what comes next.
Survey and measure
Existing services, floor levels, the state of the substrate, and where the waste and supply can realistically go.
Written quotation
A fixed scope covering what is being moved, what is being replaced and what is being reused.
Strip out
Old units, sanitaryware, tiling and floor coverings removed, and the room taken back to what we can build on.
First fix
Plumbing and electrics re-routed to the new layout, floors levelled, walls made good, extraction run.
Installation
Units, worktops, sanitaryware and appliances fitted, tiling and flooring laid.
Second fix and handover
Sealing, silicone, testing, electrical certification, snagging and a cleared room.
Scope
What is included, and what is not
Stated up front rather than discovered later. Your written quotation says the same thing, itemised for your job.
Included as standard
- Strip out and disposal of the existing installation
- Plumbing alterations, including waste and supply re-routing
- Electrical work with certification
- Floor levelling and wall preparation
- Unit, worktop and sanitaryware installation
- Tiling, flooring and sealing
- Extraction and ventilation to current regulations
- Making good and decoration to the affected areas
Not included unless specified
- Units, worktops, sanitaryware, tiles and appliances, unless specified — we fit what you supply or supply to your budget
- Structural alterations, quoted separately where a wall is coming out
- Full room replastering where only patching is needed
- Underfloor heating, unless it is in the scope
Timescales
A bathroom is typically 1 to 2 weeks and a kitchen 2 to 4 weeks, once materials are on site. The single most common delay is not us — it is worktop templating, which cannot happen until the units are in and usually adds 7 to 10 days before the worktop arrives. We build that into the programme rather than discovering it.
No prices appear on this site. Construction quotations depend on the property, the ground and the specification, and a figure published without seeing any of those is a guess. What we will do is come out, look at it, and put a written quotation in front of you.
What drives the cost
- Whether the layout stays put or services have to move
- The condition of the floor and walls once the old installation is out
- Worktop material, which carries a very wide range
- Tiling — format, layout and the amount of cutting
- Whether the electrics need a new circuit or a consumer unit change
- Ventilation, particularly in bathrooms with no external wall
Common questions
Questions we get asked
Can I buy my own kitchen and have you fit it?
Yes, and plenty of people do. We will check the plan against the room before anything is ordered, because supplier plans are drawn from your measurements and rooms are rarely square. If something will not fit, better to know before it is delivered.
How long will I be without a kitchen?
Realistically the full duration of the job — 2 to 4 weeks for a typical replacement. We can usually leave a working sink and a socket run for a kettle and a microwave for most of it, and we will tell you which days the water and power are genuinely off.
Do you certify the electrical work?
Yes. Any circuit alteration or addition is notifiable, and you get the certificate at handover. It matters when you come to sell, and it matters more if there is ever an insurance claim.
