How a contract is run

  1. Pre-construction

    Pre-construction information reviewed at tender stage rather than after award, so what is priced is what will be built. Where information is missing we say what is needed rather than pricing around the gap and raising it later as a variation.

  2. Appointments and CDM

    Duty holders confirmed in writing before mobilisation. Where we are principal contractor the construction phase plan exists before the construction phase begins, and is shared with the client as a matter of course.

  3. Programme and reporting

    A written programme with the milestones the client is measured against, and a named point of contact who does not change part-way through the contract.

  4. Quality and inspection

    Hold points agreed with building control or the client's inspecting officer before they are reached, not after. Non-conformances recorded and closed out rather than absorbed quietly.

  5. Handover

    Health and safety file, as-built information, test certificates, commissioning records, warranties and operating information, issued as a set rather than chased afterwards.

  6. Defects period

    A single route for reporting defects, with a response commitment stated in the contract rather than assumed.
