Commercial

Fit-out, refurbishment, new build and maintenance for commercial property owners, occupiers and managing agents across Leeds and West Yorkshire.

Commercial work is measured against a date. A unit that is not ready is a unit not earning, and the cost of an overrun usually dwarfs the cost of the work itself.

We work for property owners, occupiers, managing agents and developers across Leeds and West Yorkshire on fit-out, refurbishment, new build and maintenance.

Constraints

What this sector demands

Every sector brings its own conditions. These are the ones that shape how a job here has to be run.

  • Live buildings Most commercial refurbishment happens around people still using the building. Phasing, segregation and out-of-hours working are normal parts of the programme, not exceptions.
  • Landlord and lease Licence to alter, reinstatement obligations and schedules of condition all shape the scope. We will work to them where you tell us what they are.
  • Handover documentation Commissioning certificates, an O&M file and as-built information at handover, in the format your facilities team needs.
  • Programme certainty A written programme with the constraints already built into it, rather than an optimistic one that has to be rewritten in week three.

How it runs

A commercial job, stage by stage

  1. Brief and site survey

We look at the building, the services, the access and what is above and below you. On an occupied building that survey is as much about how you operate as about the structure.

  2. Scope and programme

Priced against a defined scope with a programme built to your access windows, not to ours. Phasing, out-of-hours working and shutdown periods are agreed before the price is fixed.

  3. Pre-construction

RAMS, permits, insurance certificates, method statements and the CDM position issued and agreed before mobilisation rather than chased afterwards.

  4. Mobilisation

Site set-up, segregation from the trading or working parts of the building, welfare, and a single named contact who is on site and answers the phone.

  5. Delivery and reporting

Written progress against the programme at agreed intervals, with variations priced and agreed in writing before they are carried out.

  6. Handover

Snagging cleared, O&M information, certificates and test results handed over, and the building left in a state you can trade from.

What we need before we can price it

Not all of it, and not on day one. But the more of this we have before the site visit, the closer the first number is to the final one — and the sooner we can tell you if we are the wrong firm for the job.

No prices appear on this site. A construction figure published without seeing the building, the ground and the specification is a guess, and a guess helps nobody.

Common questions

Questions commercial clients ask

Can you work while we are still trading?

That is how most commercial work is done. It means phased or out-of-hours working, physical segregation from the public and staff, dust and noise control, and a programme built to your access windows. All of it is priced in from the start rather than discovered once the hoarding goes up.

What documentation do you issue before starting?

Risk assessments and method statements, insurance certificates, the CDM position and any permits your building requires. They are issued and agreed before mobilisation. If you have a contractor approval process, tell us what it needs and we will complete it.

Do you handle landlord's consent and licences to alter?

We work with them rather than obtain them — the licence is between you and your landlord. What we can do is provide the drawings, specification and method statements the landlord's surveyor will ask for, and build to what is finally consented.
