The Batley brief

For a Batley or Birstall conversion, distinguish the existing use and retained building from the proposed fit-out. A former workspace can offer generous floor area but still need careful assessment of access, structure and services. For a house alteration, the same questions should be scaled to the actual proposal.

Preparation guidance, not a survey of your property. The location photograph shows the area; it is not evidence of work by ATR.

WF17 / 01

Define the intended operation

Bring to the conversationA use and occupancy brief with all-floor plans.

Why this matters

Describe who uses the building, when they arrive and which entrances and facilities they share. Give that information to the designer alongside the room schedule so the layout responds to the use.

WF17 / 02

Inspect before covering the structure

Bring to the conversationA structural survey brief and available previous building records.

Why this matters

Identify retained columns, floors and walls and any areas hidden by earlier fit-outs. Agree what investigation is required before new partitions or linings conceal the existing construction again.
