The Headingley brief
In Headingley and Hyde Park, an owner planning a family renovation and a landlord planning shared accommodation can start with similar buildings but need different briefs. Establish the intended use before deciding bedroom numbers, circulation and communal space. The postcode alone cannot establish planning permission or licensing requirements.
Preparation guidance, not a survey of your property. The location photograph shows the area; it is not evidence of work by ATR.

Choose the use before the room count
Bring to the conversationExisting decisions, licence information if applicable and an occupancy plan.
Why this matters
For a proposed shared house, check Leeds HMO guidance and the address against the Article 4 information. A previous letting advert is not a substitute for the property’s planning and licensing records.

Make the lower floors work as a whole
Bring to the conversationA measured plan of every floor, including any basement.
Why this matters
When moving a kitchen or opening the ground floor, show the route from the entrance to the stairs and garden. Ask the designer to consider circulation, ventilation and escape arrangements alongside the desired open space.
The address matters

Check the proposed use and address. Planning and licensing are separate processes; an existing letting is not proof of either.
