The Burley brief
For a rear extension to a Burley terrace, the access route can be as important as the finished floor plan. Compare a design that preserves passage to the garden with one that fills the available width. Where a property is nearer the Kirkstall Road corridor, include drainage and flood information in the early checks.
Preparation guidance, not a survey of your property. The location photograph shows the area; it is not evidence of work by ATR.
LS4 / 01
Keep construction access visible in the design
Bring to the conversationA measured street-to-garden route and photographs of shared access.
Why this matters
Mark the narrowest passage, steps and any shared gates. Ask how excavation spoil and new materials reach the rear at each stage, including after the extension walls begin to rise.
LS4 / 02
Separate river risk from local drainage
Bring to the conversationDrain positions, ground levels and any previous water-entry reports.
Why this matters
Use the Environment Agency area checker as a starting point, then identify where rainwater from the proposed roof will go. Its maps do not establish whether an individual property will flood or diagnose a blocked drain.
The address matters
