The Bramley brief
For a Bramley or Swinnow home that already has a porch, lean-to or rear addition, decide whether the existing structure is to be retained, altered or replaced. A proposal that simply draws around it can hide incompatible floor levels, roof junctions and service routes.
Preparation guidance, not a survey of your property. The location photograph shows the area; it is not evidence of work by ATR.
LS13 / 01
Survey the connection to the house
Bring to the conversationPhotographs of junctions and any old construction drawings.
Why this matters
Record how the existing addition joins the walls and roof. Ask what investigation is needed before relying on its structure for a new opening, higher roof or changed use.
LS13 / 02
Review water routes if the plot is low-lying
Bring to the conversationGround levels, manhole positions and records of any past water problems.
Why this matters
For a Rodley or other lower-level site, check area flood information and record how the garden drains. Separate a broad environmental check from the specific drainage design needed for the proposed work.
The address matters
