The Armley brief

For a conversion in Armley or Wortley, separate the question of how the space will be used from the work needed to make it suitable. A former workshop, subdivided house or unused upper floor may need different investigations even where the proposed room sizes look similar.

Preparation guidance, not a survey of your property. The location photograph shows the area; it is not evidence of work by ATR.

Start with the authorised use

Bring to the conversationPlanning history and proposed occupancy for each part of the building.

Why this matters

Find previous decisions and describe the proposed use in plain language. If the intention is shared housing, check the Leeds HMO route; do not infer permission from the presence of an existing kitchen or bedroom.

Check the route in and out

Bring to the conversationAll-floor plans showing shared access and adjoining uses.

Why this matters

Record entrances, stairs and shared corridors before drawing new partitions. Ask the designer to assess the circulation and escape strategy for the intended use, including any occupants outside the project area.

The address matters
