The Idle brief
An extension in Idle, Thackley or Apperley Bridge should begin with its own site levels and drainage evidence. Two plots in BD10 may have very different relationships to roads, gardens and watercourses. Use the postcode to locate the project, then investigate the actual footprint.
Preparation guidance, not a survey of your property. The location photograph shows the area; it is not evidence of work by ATR.
BD10 / 01
Establish finished floor levels early
Bring to the conversationA level survey and an initial layout with door positions.
Why this matters
Measure the existing house floor and the ground around the proposed addition. Discuss thresholds, steps and surface drainage before choosing the footprint solely around a preferred kitchen arrangement.
BD10 / 02
Use water information at the right scale
Bring to the conversationDrainage records and any past water-entry or flood reports.
Why this matters
Check Environment Agency area information and any existing property reports. If further assessment is indicated, include it in the design process rather than interpreting a map colour as a conclusion about the house.
The address matters
